Company overview:
Cross Engineering Services (CES) is a land planning and civil engineering and design company based in Columbia, South Carolina, serving a broad range of clients including land developers, home builders, commercial and retail developers, investors, and national corporations. We specialize in land planning, land development engineering, site planning, entitlements and program management.
Position Overview:We are looking for an experienced Mid-level Planner II or III or Senior-Level Strategic Planner to work Full-time in our Cayce, SC headquarters. AICP certification is not required but is beneficial.


The community planner at our civil engineering firm bridges the gap between public policy and physical infrastructure. They conduct site research, guide land-use planning, and manage stakeholder engagement for municipalities and private developers.


Key Responsibilities:
Project Development & Feasibility

Prepare comprehensive long-range and short-range plans for cities, counties, and developers.
Evaluate proposed private and public development plans for zoning compliance and constructability.
Assess the socio-economic and environmental impacts of proposed infrastructure designs (e.g., stormwater, transport, utilities).

Community Engagement & Stakeholder Relations

Organize and lead public meetings, workshops, and client briefings to solicit community feedback.
Collaborate with diverse teams including civil engineers, architects, public officials, and clients.
Mediate community disputes regarding land use and development projects

Qualifications:
· Education: A bachelor's or master's degree in urban planning, community development/planning, civil engineering, or a closely related field.
· Experience: Professional experience in land use, municipal planning, or a private consulting or engineering environment.


· Certifications: AICP certification is beneficial but not required


· Technical Skills: Proficiency with GIS, mapping software, and project management tools.


· Regulatory Knowledge: Deep understanding of zoning laws, land use regulations, building codes, and environmental regulations throughout the Midlands of South Carolina.


· Soft Skills: Excellent written and verbal communication skills, with a proven ability to present complex data to non-technical stakeholders.

Salary Breakdown by Experience

Mid-Level / Planner II & III: $60,000 - $80,000 per year*
Senior-Level / Strategic Planner: $80,000 - $100,000+ per year*

*Pending education, experience, and certification (AICP) pay will be adjusted accordingly.
