Regional Manager

The Regional Property Manager at Sustainable Management in Springfield, MO will oversee compliance for properties in the Bolivar/Willard/Springfield/Nixa area. Responsibilities include regular property visits, reviewing files for compliance, training staff, and assisting with audits. The position requires 5 years of experience in LIHTC housing, Rural Development, and file compliance, along with a willingness to travel. Benefits include health insurance and paid time off.
The Regional Property Manager will join a professional team of individuals that are responsible for compliance oversight of Sustainable Management Inc.’s property management portfolio in the Bolivar/Willard/Springfield/Nixa MO area. Pay starting at $50,000 based on experience

ESSENTIAL FUNCTIONS AND KEY ACCOUNTABILITIES:
• Visiting properties in regional portfolio on a regular basis
• Following up on general curb appeal, turnover quality, and other general physical readiness of property
• Reviewing waiting list to ensure managers are keeping waiting list up to date
• Reviewing move-in files remotely, to ensure compliance with company requirements; monthly file reviews.
• Reviewing a sample of recertification files remotely; monthly file reviews.
• Reviewing IR/AR recertification files onsite to determine files filed properly, and corrections completed per monthly file reviews
• Field incoming inquiries from site staff with questions directly related to income and asset eligibility, legal rents, and property-specific compliance requirements.
• Training of onsite staff as needed in various compliance related tasks
• Assist onsite with daily manager functions in times of staff vacancy
• Prepare for and attend LIHTC audits performed by state and regulatory agencies.
• Perform other duties as assigned
