Freelance Architect for Urban Development Project

Upwork is seeking a Freelance Architect for an urban development project in Belgium. The role involves finalizing architectural plans, modifying existing structures, ensuring compliance with local regulations, and integrating sustainability measures. Key tasks include producing detailed plans, reviewing project documents, assessing legal constraints, and preparing necessary documentation. Candidates should have an architecture degree, experience in Belgium, and proficiency in design software.
We are looking for an architect to prepare finalized architectural plans ready for submission to the municipality as part of an urban development project in Belgium. We already have existing blueprints, and we need the following modifications:

- Design and placement of four new houses on the available building land (we have the house plans).

- Integration of four 10,000L rainwater tanks, one per house.

- Designing green spaces and gardens.

- Drawing parking areas.

- Creating waste collection and stroller storage spaces.

- Designing an outdoor bike storage area.

Modifications to the existing building:

- Ground floor: Convert the restaurant into two commercial spaces.

- Ground floor: Convert two studio apartments into one one-bedroom apartment.

- First floor: Transform the six small hotel rooms into two two-bedroom apartments (similar to the second floor).

- Second floor: No changes (two two-bedroom apartments).

- Third floor (attic): Convert the attic into one or two additional rooms, depending on the available space (maximum height of 1.8m).

Key Responsibilities

1. Produce finalized architectural plans

- Create fully detailed architectural plans ready for submission to the municipality.

- Provide all necessary sections: front section, vertical section, cross-section, etc.

2. Review the existing project documents

- Study the original blueprints to understand the project’s scope and design.

- Check compliance with urban planning rules, building codes, and regional regulations (Wallonia).

3. Assess legal and zoning constraints

- Review the zoning plan and urban development regulations (e.g., height restrictions, land use, parking requirements).

- Ensure compliance with local building codes, environmental laws, and safety standards.

4. Integrate sustainability and environmental concerns

- Verify compliance with energy performance regulations (EPB).

- Ensure adherence to green building regulations (e.g., green roofs, solar panels).

5. Provide a 3D model of the project

- Create realistic 3D visualizations for a better understanding and validation of proposed modifications.

6. Revise and adapt the design based on requirements

- Make necessary adjustments based on feedback from local authorities and stakeholders.

- Ensure compliance with accessibility standards (e.g., access for people with reduced mobility) and fire safety regulations.

7. Prepare and submit necessary documentation

- Update architectural and technical documentation, including revised blueprints and engineering reports.

- Prepare the permit application file, including:

- Updated architectural plans

- Engineering calculations

- Environmental impact studies (if required)

- Energy performance reports (EPB)

Desired Profile

- Degree in architecture

- Previous experience working on projects in Belgium, preferably in Wallonia

- Proficiency in architectural design software and 3D modeling tools

- Creativity and design skills – Ability to balance aesthetics and functionality

- Knowledge of local regulations – Familiarity with zoning laws, building codes, and urban planning guidelines

- Environmental awareness – Expertise in sustainable design and energy-efficient solutions

- Analytical and problem-solving skills – Ability to navigate design challenges and constraints

- Collaboration and communication – Strong teamwork skills and ability to coordinate with stakeholders

- Project management skills – Organized, able to meet deadlines, and manage different phases of a project

- Relevant experience – Portfolio showcasing successful urban development or mixed-use projects
