Job Description
Clēnera, LLC is seeking a Senior Land Manager in Boise, ID to oversee land acquisition strategies for utility-scale solar and storage projects. Responsibilities include negotiating land agreements, analyzing land viability, and collaborating with various teams to ensure project success. The ideal candidate should possess strategic thinking, attention to detail, and experience in property transactions. We develop, finance, construct, own, and operate utility-scale solar and energy storage facilities throughout the United States. ABOUT THE ROLE
The Senior Land Manager is responsible for assisting the development and implementation of Clēnera's land acquisition strategy and for driving the execution of land negotiations for utility-scale solar and storage projects. This role is entails performing a wide range of land acquisition responsibilities for both Greenfield development and achieving complete project site control, including analyzing the viability of raw land for solar. The ideal candidate is a strategic thinker with exceptional attention to detail, high ethical standards, and a proven ability to manage complex property transactions, including negotiations, due diligence processes, and closings.
WHAT YOU'LL DO
• Cultivate and sustain strong, productive relationships of trust and respect with landowners, through phone, written and in-person communication.
• Work closely with the Director of Land to ensure alignment with Clenera's overall strategy and growth goals.
• Provide guidance to the Development team and management on land acquisition best practices, with the ability to work closely with the Engineering and Construction teams to achieve project milestones.
• Innovate and lead the process for land valuation in new markets, including developing and maintaining professional network.
• Educate landowners on benefits of renewable energy and Clenera's interest in acquiring land rights and our process of developing raw land into a solar facility.
• Document all pertinent communications with landowners in Clenera's database and organize all information using prescribed organizational methods.
• Negotiate with private landowners, State and Federal agencies, and third-party developers to obtain easement options, lease options, and/or purchase options for future development.
• Coordinate with local, county, state and federal officials and direct in-house title in gathering, analyzing title reports, surveys, environmental studies, geo-tech studies, topography and land use permitting, reviewing easements and right of ways.
• Collaborate closely with the internal Legal Department to prepare lease, purchase, easement, and other transaction agreements and determine acceptability of deviations from form contracts.
• Assist with review, resolution, and reporting of title matters to support financing of projects, including the review of vesting deeds, mineral rights instruments , liens, taxes, and other critical matters.
• Maintain organizational excellence with particular focus on project timelines and deliverables.

MINIMUM REQUIREMENTS
• Education: Bachelor's degree in business, real estate, land management, finance, or related field.
• Experience:
• Minimum of 10 years of experience in land acquisition or development.
• Minimum of 7 years of experience managing customer relationships.
• Technology: Advanced Proficiency with Microsoft Office Suite and Acrobat Adobe; familiar with ArcGIS, Landgate, Spotfire, and an ability to learn company-specific software programs.
• Skills/Attributes:
• Significant experience negotiating and managing complex, high-value land contracts with multiple landowners.
• Strong, extensive knowledge of real estate markets and/or product within the microenvironment, and ability to use those market trends to drive business goals and decisions.
• Ability to identify roadblocks and determine creative resolutions.
• Proficient in articulating intricate details with clarity and precision, facilitating extensive comprehension among team members.
• Proven ability to build, navigate and manage complex interpersonal relationships and conflicts, fostering collaborative relationships internally and externally.
• Detail-oriented with a high degree of accuracy.
• Effective presentation and public speaking abilities
• Experience executing department strategy and being a key contributor/leader in achieving company and department KPIs.
• Highly skilled in persuading others and gaining buy-in through active listening, compelling arguments and strategic communication.
• Demonstrated success in managing relationships with a wide range of stakeholders, especially landowners.
• Travel: Up to 25%
