Senior Facilities & Property Management Specialist

Overview

The primary responsibility of the Senior Facilities & Property Management Specialist is to operate and maintain building systems and infrastructure for Celanese labs and offices located in Wilmington, Delaware. The position will be responsible for all aspects of the facilities including safety, building operations and maintenance coordinated with local leadership. The position will oversee contractors during maintenance activities. Functions also include supporting relationships with owners and owner representatives, various general accounting tasks, contract review and oversight, budget preparation and managing special projects as needed.

Responsibilities

LOCATION - ONSITE:

• Ensure Celanese safe work practices are implemented and followed.
• Daily operations of all building systems including steam boilers, chillers, air compressors and HVAC systems.
• Function as primary touchpoint / interface with and between Celanese and contractors performing work in office and lab spaces.
• Monitor contractor performance to ensure cost efficiency and scope of work quality control.
• Implement process improvements to reduce facilities costs at Wilmington facilities.
• Monitor spending vs budget.
• Works independently, with guidance in only the most complex situations.
• Work with other facilities staff to maintain building and building services, managing repairs when needed.
• Escort visitors, vendors and suppliers as needed.
• May act as lead in guiding and prioritizing the activities of individual contributors accountable for similar responsibilities and performing moderately diverse activities.
• Decisions and problem-solving are guided by policies, procedures and business plan.
• Applies working knowledge of the theories and concepts in own disciplines.
• Available to respond to 24/7 to emergencies as needed and coordinate with Principal Specialist, Property Management to troubleshoot or remediate facilities issues.
• Support projects outside of facilities for the lab areas as needed.
• Impact of work reflects directly on the overall team for quality of process execution and responsiveness to business needs.

Qualifications
• Minimum of 5 years of hands-on experience in facilities operations, property management, or building systems maintenance (labs or industrial spaces strongly preferred).
• Strong knowledge of building mechanical systems: HVAC, boilers, chillers, air compressors, and plumbing.
• Working understanding of building automation systems (BAS), preventative maintenance programs, and energy efficiency practices.
• Proven ability to collaborate effectively across cross-functional teams, including administrative support and EHS (Environmental, Health, and Safety).
• Proven analytical skills.
• Excellent verbal and written communication skills.
• Has in-depth knowledge of the organization and processes.
• Strong organizational skills with a high-level ability to multi-task and manage multiple projects.
• May guide others in resolving difficult problems in own specialized area and solves complex problems with implications on cross functional business processes and outcomes.
• Position expected to be located at the Company’s facilities in Wilmington, Delaware.
