The Maintenance Supervisor position is crucial for ensuring that the inside and outside of the buildings, grounds, amenities, and common areas of the community meet the company's standards for cleanliness, appearance, safety, and overall functionality. This role involves overseeing and performing technical and mechanical work, assisting with work orders generated from resident requests, and ensuring routine upkeep of the community. The Maintenance Supervisor will also oversee the “make-ready” process for vacant apartment homes, which includes conducting pre-move-out inspections, creating punch lists of maintenance work needed, scheduling vendors, and inspecting completed work. In addition to these responsibilities, the Maintenance Supervisor will develop standards for the cleanliness and overall appearance of the community's grounds and amenities, periodically inspect work performed by service team members and contractors, maintain adequate inventory of spare parts and maintenance materials, and support cost-cutting and expense control programs. The role also includes conducting safety meetings, ensuring compliance with safety laws, and demonstrating customer service skills by treating residents and team members with respect and responding to maintenance service complaints efficiently.

Responsibilities
• Oversee and perform technical and mechanical work to ensure buildings, grounds, and common areas meet company standards.

• Assist and complete work orders generated from resident requests for service and routine upkeep.

• Oversee the 'make-ready' process for vacant apartment homes, including inspections and scheduling vendors.

• Develop standards for cleanliness and overall appearance of community grounds and amenities.

• Periodically inspect work performed by service team members and contractors to assess effectiveness and develop corrective action plans.

• Maintain adequate inventory of spare parts and maintenance materials, working with the Community Manager to order supplies as needed.

• Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.

• Support cost-cutting and expense control programs by fixing rather than replacing parts when possible.

• Conduct regularly scheduled safety meetings and ensure compliance with OSHA and safety-related laws.

• Demonstrate customer service skills by treating residents and team members with respect and responding to maintenance service complaints.

Requirements
• Experience in property maintenance or a related field.
